Concerned subscribers/residents of the Greater Lagos County Apartments, Obele-Oniwala, Surulere, Lagos have written write an open letter to Governor Sanwo Olu over Megamound Investment Limited.

OPEN LETTER: MEGAMOUND INVESTMENT LIMITED IS FRUSTRATING THE GREATER LAGOS PROJECT AND HOUSING DELIVERY TO LAGOS RESIDENTS

We were delighted when we heard about the Greater Lagos County Apartments, Obele Oniwala, Surulere, a Joint Venture between Lagos Building Investment Company and Megamound Investment Limited, a private developer. With 374 housing units of 1, 2 and 3 bedroom apartments, the estate is large, situated in a central location and the association with Lagos Building Investment Company gave some assurances and confidence to investors, subscribers and aspiring residents at home and in the Diaspora.

When you graced the Commissioning Ceremony of the Greater Lagos County Apartments, on May 19th 2025, and shared yourvision for housing in Lagos, we had increased hope and excitement. We had the expectation that finally, since 2020 when the Project kicked off, our dreams for housing delivery and occupancy had finally come true.

Unfortunately, courtesy of the developer for this project, Megamound Investment Limited, that dream has been frequently aborted time after time and nearly turned into a nightmare even 8 months after the Commissioning Ceremony. Till date:

1. After Megamound received Five Million Naira per subscriber for electricity connection (via an independent gas and power plant and solar), there is no electricity on site.

2. After Megamound received Seven Hundred and Fifty Thousand Naira for water connection per subscriber, there is no water on the premises. Residents have primarily been pumping water on their own and had to procure generators, pumping machines and pipes to do this averaging a cost of up to Sixty to Hundred Thousand Naira a month.

3. The Facility Management Team has not resumed and there are mounting concerns about waste disposal, facility safety and efficient operations.

4. Behind at least 12 blocks, there is a large canal sharing a border fence with the Staff Quarters of Lagos University Teaching Hospital where open defecation is common. Till date, this canal has not been cleared with foul smells permeating into kitchens and bedrooms of several residents.

Other Concerns

1. Everchanging delivery dates: The dates for the delivery of the project have been changed severally from 2024, 2025 and now 2026. The other project that was commissioned on May 19th 2025, (Exquisite Homes with 64 units of 4 Bedroom Maisonettes in Iponri) has since been delivered in 2025 and residents have moved in with all utilities functional. Not so for Megamound’s Greater Lagos County Estate.

2. Uncompleted work on site: In several apartment blocks, door handles are bad, staircase railings are out, light switch boxes are uncompleted and the pace and general attitude of Megamound is slow and not customer centric.

3. Other Priorities: It appears Megamound has other priorities after being fully paid for services they are yet to render. Rather than attend to these matters with proactivity and speed, Megamound is advertising other off plan projects in the Estate and also online. For several services we fully paid for, we are yet to get value. Some subscribers for instance had to get their own vendors to install their units of air conditioners or get electricians to fix light switches in their apartments

Rather unfortunately, we have heard that residents at Megamound’s Estate in Lekky County Homes, Ikota are also complaining about their poor service delivery. This stance is against the vision of housing in Lagos State and the excellence and sound governance the State projects.

Attached are some of the documentary evidences showing Megamound’s formal communication as well as pictures taken at the Estate. Representatives from the Ministry of Housing and Lagos Building Investment Company can come to the site and validate these positions themselves in real time.

We kindly implore you to use your good office to put Megamound, a Joint Venture Partner in order to deliver the services for which they were fully paid for. With your kind intervention, we are fully assured that this matter will receive the urgency and resolution that will augur well for all parties and validate our decisions to choose to invest and reside in Lagos State.
